The 5 Habits All Successful Agents Have in Common


There are five habits all successful agents usually have in common, and you should practice them if you want to become successful too.

When it comes to successful agents, they all tend to have the same five habits in common. 

First, they return calls, texts, and emails immediately. In this day and age, everyone wants an answer and they want it now. You’re about 80% more likely to get the person on the phone if you call within five minutes of them registering or inquiring about a house. I know it seems insane, but it works—the agent who calls the quickest usually gets the lead. 

Successful agents also utilize the latest technology. There is always new technology coming out for Realtors, whether it’s 3-D technology, video, smartphone apps, etc. You have to stay on top of technology, but you also have to be careful of people trying to sell you something you don’t need. 
Successful agents know their local marketplace.
Third, they know their local marketplace. If you don’t know the neighborhoods you’re getting leads from, it behooves you to learn about them. Learn about the different home models, the dominant price points, and the average days on market, 

Fourth, they seek leads in creative ways. I always recommend having seven pillars of different ways to get leads. 

Lastly, they have a good network of reliable contractors. People rely on their agents to know other reliable people, and if you don’t refer the best of the best, that reflects on you. 

Last month, our team of inside sales associates set 65 new appointments for the agents on our team. Not just leads, but 65 new client appointments. If you meet with the 10 to 15 people we schedule for you each month, you’ll sell at least two homes a month.

A Helpful Script for You

We have a short message to share with you today about one of our favorite scripts. It’s another great tool to convert leads.

We’re always looking to increase our conversions, so we started using this script a few years ago to convert sign calls, Internet leads, and more. I believe it originally came from Corcoran Consulting. 

The script follows an acronym, L.P.M.A.M.A., and it’s worked great for us. We wanted to share it with you in the hopes that it works for you as well. Here’s what the acronym stands for and the questions we ask prospective leads for each topic:
We hope this script works for you, too.

Location. What is the location you are searching in? What is the specific area?
Price. What price range are you looking in?
Motivation. Are you renting? If so, when does your lease end? If they own a home, we then set them up with a home evaluation.
Agent. Do they have one they are working with right now?
Mortgage. I ask if they are paying in cash or if they need a mortgage. If they do need one, I recommend my preferred lenders and their products.
Appointment. This is the final step. I usually try to set a face-to-face appointment with them, maybe over a cup of coffee.

I wanted to take a second to invite you to join us for our career nights. We have them the second Tuesday of every month at our office in Warrenton.

Our first career night of the year will be January 10th and we would love for you to join us. You will meet some people on our team and we’ll answer any of your questions. For example, if you don’t have a license yet, we can walk you through how to obtain one.
